## What does roof restoration cost in WA?

Roof restoration costs vary widely, typically into the low-to-mid thousands for a standard home, far less than the tens of thousands a full replacement runs to. The honest answer is that no one can quote your roof accurately without seeing it, because the price is driven by size, roof type, condition and access, which differ enormously between homes.

## Why there's no single price

A roof restoration isn't one fixed product, it's a set of tasks (clean, repair, seal, recoat) whose scale depends entirely on your roof. A small, accessible, sound tile roof that just needs cleaning and recoating is a modest job. A large, steep, badly weathered roof with cracked tiles, failed pointing and corrosion needs far more work and costs accordingly. Anyone quoting a firm price sight-unseen is guessing. So rather than a number, here's what actually drives it.

## What drives the cost

**Roof size and pitch.** Bigger roofs take more material and labour. Steeper roofs are slower and more dangerous to work on, which adds cost. A sprawling single-storey and a compact two-storey can price very differently.

**Roof type and material.** Tile, metal and Colorbond restorations involve different work: tile roofs often need re-bedding and re-pointing of ridge capping and tile replacement; metal roofs need corrosion treatment (see our guide to [painting Colorbond roofs](https://saltcoast.com.au/guides/can-you-paint-a-colorbond-roof/) for how metal recoating is done). The material and what it needs shifts the price.

**Condition.** This is the big variable. A roof that just needs cleaning and recoating is far cheaper than one needing extensive tile replacement, full re-pointing, or corrosion repair. The worse the condition, the more repair before coating, the higher the cost, which is itself an argument for restoring sooner rather than later.

**Access and height.** A single-storey roof you can move around easily is cheaper to work on than a steep two-storey or a roof requiring scaffolding or special access. Access can be a surprisingly large part of a quote.

**The coating system.** A quality coating system rated for coastal UV and salt costs more than a basic one, but lasts longer: the cheaper option that fails sooner isn't the saving it looks like on the coast.

**Extent of work.** A clean-and-recoat is one price; a full restoration with significant repairs is another. Part of an honest quote is telling you which your roof genuinely needs.

## Why restoring is far cheaper than replacing

The headline reason roof restoration is worth it: it costs a fraction of replacement. A full re-roof runs into the tens of thousands and is a major disruptive job; a restoration on a structurally sound roof brings it back to a protected, good-looking state for far less. Most roofs that look "past it" are restorable: the tiles or sheets are sound, they've just lost their surface protection and grown tired. Replacement is only genuinely necessary when the structure or material has failed. So the first question isn't "how much to restore" but "does this roof even need replacing?", and usually the answer is no.

## Getting an accurate quote

Because condition and access drive so much of the price, an accurate roof restoration quote needs someone on the roof (or assessing it properly), not a phone estimate. A good quote should tell you what state your roof is actually in, what work it genuinely needs (and what it doesn't), which roof type and coating apply, and a clear fixed price for that scope. Be wary of a firm price given without an inspection, and of a quote that jumps straight to "you need a new roof" without explaining why restoration won't do.

## The cost angle people miss: maintenance

The cheapest roof outcome over time isn't the lowest restoration quote, it's not letting the roof get to the state where it needs a big restoration in the first place.
