Coatings here fail from the outside in: salt lifts films from beneath, UV chalks unprotected surfaces, and winter southerlies drive moisture into any unsealed crack. Hodges Drive splits Ocean Reef in two and the split shows in how houses fail. West of it, homes take direct salt load and the 1980s brick and tile is well past its first recoat, with chalking render and corroded gutter ends the usual finding. East of Hodges Drive the pace is slower but the same faults arrive eventually. Marina construction to the north has added airborne dust that bonds with salt film on north-facing walls.

What preparation do you do before painting in Ocean Reef?
Washdown to remove salt, adhesion testing, stripping of anything loose, treatment of rust and salt damage, repairs, then priming matched to the substrate. On a Ocean Reef home preparation is most of the job and most of the cost, and it is what the finish stands on.
Why is my metalwork rusting in Ocean Reef when it's supposed to be stainless?
Most "stainless" fittings sold here are 304 grade, which tea-stains and pits in salt air. In Ocean Reef that happens within a couple of years on balustrades, hinges and light fittings. We clean, passivate and coat metalwork, or swap it for 316 marine grade where that is cheaper over time.

What is Ocean Reef's corrosivity zone and why does it matter?
Ocean Reef is rated C5/C4 under AS 4312, the Australian standard for atmospheric corrosivity. That rating sets what coating system a surface needs and how often it comes up for maintenance. A system specified for a milder zone fails early here.
