Exterior Painting

Exterior Painting for Coastal WA Homes

Exterior painting built for the WA coast. Render, weatherboard, brick and trim, washed and prepared properly, then coated in systems specified for salt exposure rather than the cheapest film that looks right for a season. Part of our house painting service.

The coastal challenge

Why coastal paint fails early

Most premature paint failure across Perth and the WA coast comes down to one thing: salt left on the surface before painting. Salt draws moisture, breaks the bond between paint and wall from underneath, and lifts the coating off, no matter how good the paint. Add relentless UV and the constant salt load, and a job that wasn't prepared for the coast starts failing fast. We stop that by treating preparation as the job, not the afterthought. The salt is washed off, surfaces are prepared correctly for coastal exposure, any salt damage or corrosion underneath is dealt with first, and then we paint with systems suited to the environment.

Done to last

How we paint for the coast

01

Assess and quote

We walk the property, assess every surface and its exposure, and give you one fixed price. No estimates that grow.

02

Wash and prepare

Salt removed, surfaces prepared correctly for coastal exposure, any salt damage or corrosion underneath dealt with before anything is coated.

03

Coastal coating system

Coatings chosen for the exposure: front-line surf-front and a sheltered street aren't the same job, and the coating system reflects that.

04

Handover

Final walkthrough, touch-ups on the spot, and guidance on keeping salt off so the paint lasts its full life.

What you can expect

How we work with you

Honest advice, not an upsell.

We tell you what your home actually needs, and what it doesn't. If something can wait, we'll say so. We'd rather build a long relationship than win one oversized job.

We treat the cause, not just the surface.

Most coastal problems come back because they were patched, not fixed. We work out what's actually driving the damage (salt, moisture, corrosion) and deal with that, so the repair lasts.

A proper look before any quote.

We assess your property in person before we put a number on anything. It's free, there's no obligation, and it's the only honest way to quote coastal work, because every home is exposed differently.

The coast is all we do.

We're not generalists who also do beach houses. Coastal salt, corrosion and weather are our entire focus, which is why we catch the things others miss.

Why it matters

Built for the coast.

Anyone can paint a wall or wash a house. The coast is different: salt gets into render, corrodes metal from the inside, and breaks down coatings from underneath, and it never stops. Treating coastal problems like inland ones is why so much work fails early.

Salt Coast exists for exactly this. We diagnose before we treat, use methods and materials suited to coastal exposure, and build ongoing maintenance relationships rather than one-off jobs. That's how a coastal home stays sound instead of lurching from one repair to the next.

Maintenance Plans

Keep your home ahead of the coast, not chasing it.

Without a plan

You wait for paint to peel, render to bubble, metal to rust, then react to damage that's been spreading for months.

On a plan

We catch it before it shows, while every fix is still small, cheap and quick, and you never lift a finger to manage it.

Common questions

FAQs

Why does exterior paint peel so fast on coastal homes?

Almost always because salt was left on the surface before painting. Salt draws moisture and breaks the bond between paint and wall from underneath, so the coating lifts off no matter how good the paint. Washing salt off and preparing the surface properly for the coast is what makes paint last.

Why paint peels faster near the ocean, and what to do about it

Is coastal exterior painting different from normal painting?

Yes. Coastal homes need the salt removed before painting, surfaces prepared for the marine environment, and coatings suited to salt and heavy UV. The same paint applied the same way lasts far longer inland than near the surf, so coastal jobs need coastal-specific preparation.

Choosing paint that holds up on the WA coast

How long should an exterior paint job last on the coast?

A properly prepared and maintained coastal exterior lasts considerably longer than one painted over salt or left unwashed afterward. Exposure matters, front-line homes are harder on paint than sheltered ones, and regular washing to remove salt significantly extends the life of any coastal paint job.

How often coastal homes actually need repainting

Do you paint weatherboard and timber homes?

Yes. Timber and weatherboard need particular care on the coast, where salt and sun are hard on the surface. We prepare and paint them for coastal conditions so the finish holds up.

Can you just repaint over peeling paint?

No, not if you want it to last. Painting over peeling or salt-contaminated paint traps the problem and the new coat fails too. The salt and loose paint have to be removed and the surface prepared first, then repainted correctly.

How much does exterior painting cost in Perth?

It depends on the size of the home, the surface condition and the exposure, and we quote from a walkthrough, and the price we give is the price you pay. See the house painting cost guide for indicative ranges.
